Housing Wealth in Retirement Planning

A retirement plan can look strong on paper and still leave a client with too few good choices when financial pressure arrives.

Housing wealth may be one of the largest assets on the balance sheet, yet it often has no defined role in the retirement plan.


A Valuable Home May Still Leave the Plan Short of Liquidity

A client may have substantial wealth in the home and still lack the liquidity needed to manage retirement expenses, taxes, care costs or an unexpected financial disruption.


As long as income remains sufficient and markets cooperate, leaving the home outside the plan may appear harmless. The limitation becomes visible when the client needs the home to solve a problem the retirement strategy never prepared it to address. 


By that point, the available choices may be narrower, more expensive or more disruptive than they would have been earlier.

When the Conversation Usually Becomes Relevant

Housing wealth often becomes relevant when the existing retirement plan begins to lose flexibility.

 

  • A large retirement-account withdrawal is being considered 
  • Investments may need to be sold to create liquidity 
  • Income has declined after the death of a spouse 
  • Care costs, repairs or home modifications are increasing 
  • The home may be sold because of financial pressure
  • A mortgage payment is reducing retirement cash flow 
  • The client wants to move while preserving more of the sale proceeds

Richard works alongside RIAs, CFP® professionals, CPAs and attorneys when housing wealth may deserve a defined role in the retirement analysis. 


The financial advisor remains responsible for the investment and retirement plan. The CPA remains the tax advisor. Richard evaluates and explains the housing-finance alternatives so the professional team can consider them alongside cash-flow, tax, estate and lifestyle objectives. 


A preliminary discussion can begin with a hypothetical or anonymized client situation. No client introduction is necessary unless the team agrees that further analysis may be appropriate. .

  • The client’s current mortgage and housing-cost structure 
  • Available home equity and practical access to liquidity 
  • The effect of selling, downsizing or remaining in the home 
  • How housing wealth may affect liquidity, cash flow and future flexibility 
  • Potential future access to housing-based liquidity 
  • How projected remaining home equity may affect the client’s estate objectives 

The Planning Conversation Comes First

The objective is not to begin with a product recommendation. It is to determine whether the retirement plan may be stronger when housing wealth is intentionally included in the analysis.


When a housing-finance strategy appears appropriate, Richard can evaluate the available alternatives and either handle the solution directly or coordinate with the appropriate professional.
